From November onwards, people assume they won’t sell prior to Christmas, and don’t want people through their door during this traditional family time, so wait until January to market their property.
As Christmas is traditionally a bank holiday for most people, they tend to spend more time online, and looking for properties. They may see the perfect property, view it and instruct an estate agent to market their property in January.
Unfortunately, many people go their separate ways at Christmas which results in a property coming to market in January.
So why market before January? Simple, SUPPLY and DEMAND. There are less properties for sale in December, but the same number of buyers. In January, there is likely to be around 50% more properties for sale than in December, which means that to achieve a better price for your property, get it on the market sooner rather than later, avoid the January rush!
