Hello its Anton from Next Place. Today is the 1st June, and I wanted to give you a post lock down property market update, to let you know what is happening, and where we are against the various predictions of the property market slumping by up to 30%.
In a previous video and post, I suggested that lock down was similar to Christmas, only in the fact that few people list their property for sale in December, but over Christmas people look at property, with the portals citing the busiest days for searching for property as Boxing Day. Following that, January is normally our busiest month of the year for instructions, sales agreed and general busy ness.
Well according to Rightmove, Thursday 27th May was their busiest day ever, for the first ever time, recording over 6 million visits, but that’s a national statistic, I want to tell you how Tamworth is performing.
The market certainly seems to be on the bounce back. In the 2 and a bit weeks we have been able to operate again, our statistics made for interesting reading for me, I wanted to share them with you.
These are our stats for May.
On an average month in 2019, we performed 53 market appraisals, since lock down ended, we have performed 50. Values have stayed the same as pre lock down.
We have booked 131 viewings, our monthly average for 2019 was 201, and we have had 28,000 views on our website.
We’ve dealt with 21 offers, of those that have been accepted, we achieved on average 99% of the asking price, the highest being at 103%.
We have also completed on 11 properties, these were all obviously agreed prior to lock down so the buyer and sellers were confident enough to proceed.
On the rental side, demand has still been very very strong for properties, we have had a very small percentage of tenants asking for help with rent, and our landlords have been fantastic with the assistance they have provided.
